AT A GLANCE

Building is over 50 years old resulting in 24% of collected assets past life. 69% of all assets collected were deemed to be in satisfactory or good condition. The general condition of the building is as expected for a 50+ year old structure, with roof leaks and several areas undergoing major refurbishment

SCOPE

To provide an ME Asset Collection & Verification and Condition Survey for Langstone Park on behalf of their hard services provider – Platinum Langstone Park is a large site with approx 45,000 sqm, and consists of 4 large main buildings and 4 smaller buildings. Asset register to be provided in clients format with their condition score hierarchy.

SOLUTION

19 days in total to complete all elements of the survey, on site was conducted by our experienced professional M&E surveyors creating a detailed asset collection using KAMs bespoke asset capture software and verifying existing assets. Working closely with the onsite team, they ensured there were no access issues or escorting delays, our Technical Director liaised with our survevor to ensure technical excellence and subsequentl controlled the quality of the asset collection enabling our data management team to work with the most accurate information to produce KAMs End of Survey Reporting outputs and clients reporting.

OUTPUTS

Asset Register

An Excel document with KAMs bespoke format ensuring the asset register is aligned to SFG20, CIBSE Guide: M and includes SPONS costings. The condition & risk scoring enables our clients to undertake a detailed life cycle analysis and formulate a forward replacement strategy directly from the asset register. KAM recommends a robust change control process to enable the asset register to be kept up to date enabling future usage when replacing assets or replacement strategies.

Asset Pictorial Report

A PDF pictorial report is created from each individual core asset & per grouped asset directly from KAMs collection software. On certain assets multiple pictures are taken including data plates & environmental condition relating to the specific asset. If an asset is recorded as poor condition or worse, pictures are taken highlighting any visible defects enable our client the best possible opportunity for optimum understanding of our condition score and pictures to provide a narrative for replacement.

PDF report detailing & summarising the M&E survey, asset type, asset conditions, asset criticality, assets that are beyond life, asset replacement costs, a 10 year forward replacement forecast, all inline with CIBSE Guide: M & SPONS values.

KAMs technical asset managers provide detailed narrative enabling clients to better understand where assets need replacing or where their life can be extended past CIBSE Guide: M. guidelines along with other technical recommendations.
